Measured evidence for complex boundary matters
When the precise position of a boundary is uncertain, the available evidence needs to be recorded and considered carefully. A boundary determination survey provides accurate measurements and a clear plan that can support discussions, legal advice or an application to have an exact boundary recorded by HM Land Registry.
Building a Measured Picture
No single feature necessarily provides the full answer. The current fence may be relatively new, an old wall may remain beneath planting, or a title plan may show only the general extent of the registered land. Datum Surveys therefore records the relevant physical features and relates them to the available mapping and documents.
Using professional GPS surveying equipment, we can measure the position of houses, roads, walls, fences, hedges, access routes and visible evidence of former boundary features. The resulting information is presented in a structured drawing that allows the different elements to be reviewed together.
Supporting Professional Advice
The survey provides technical evidence rather than a legal ruling. A formal determined-boundary application is a Land Registry process and may require supporting documents, a detailed plan and professional legal advice. If the neighbouring owner disagrees, the matter may need to be considered through the appropriate legal process.
Our role is to produce the measured plan that helps the client and their appointed advisers understand the physical arrangement of the site. This can be particularly valuable in densely developed parts of Manchester and Liverpool, where small changes in walls, yards and access routes can have a significant practical effect, as well as on larger residential or rural properties across Warrington, Cheshire and Lancashire.
